When will my renters be informed of the change of management?

BNB Culture has already advised your renters about the transition. Today, we will be contacting them to officially welcome them to Areal Property, confirm their details, provide updated rental payment instructions, share our after-hours emergency trades contact list, and introduce them to their property manager.

Will my rental payment date change?

No, the rental payment date on your lease agreement will remain the same. Once the renter has made their rental payment, Areal Property will transfer the funds to you as soon as they have cleared.

My property is on the market for lease. How is this being managed?

All properties currently advertised will be seamlessly transferred to Areal Property, ensuring your marketing campaign continues without interruption. Our leasing team will manage inspections, while your property manager will handle application selection and contact you to discuss suitable applications.

When will I hear from my property manager?

Your property manager is currently auditing the properties they will be managing. Once this process is complete, they will contact you for an introduction call to discuss the audit results, provide any recommendations if needed, and ensure your property is up to date. Ensuring a smooth transition and compliance is our top priority.

What if I need to contact my property manager right away?

We will be sending an email shortly with your property manager’s contact details. If you need to speak with them immediately, you are welcome to give them a call. Otherwise, they will be reaching out to introduce themselves over the next couple of weeks.

Will I need to complete a new Managing Authority and Owner’s Instructions?

Yes, we will be sending out updated Managing Authorities and Owner’s Instructions for you to complete. These documents are essential to ensure uninterrupted management and compliance with current legislation.

  • Managing Authority: This document allows us to act on your behalf, including liaising with the Council, Water Authority, Owners Corporation, setting up insurance policies, lodging claims, ordering keys, and arranging redirections.
  • Owner’s Instructions: This outlines your preferences for property management, such as rent payment details, safety checks, repair authorisations, lease instructions, insurance setup, and more. Completing this document ensures we manage your property according to your specific requirements.

These updates will help us provide you with a personalised and seamless property management experience.

What’s the difference between Areal Property and every other agency?

Our team are so excited for you to experience the ‘Areal Difference.’ At the moment, we are auditing your property file, and will be in touch shortly to provide you with a comprehensive property health check. This health check will include information about any outstanding rent reviews, maintenance, compliance and routine inspections.

We will book in any upcoming routine inspections, and provide you with our 360° camera inspection, providing you with a virtual walkthrough of your property.
