Preparing Your Home for Auction

Melbournians love property auctions! Most Saturdays, from Autumn to Spring, hundreds of homes go under the hammer, and whether the property is sold or passed in, the result is a true representation of the property’s value in the current market.

We asked our AReal expert Agents for their advice on how to prepare your home to make sure you have the best chance of achieving a successful outcome at auction.

  • Make sure your property is suited to auction. Factors, such as location, type of property, and timing may determine the best method of sale. Your Agent can advise you.
  • Ensure that you are comfortable with the advertised quoted price range. Are your expectations in line with the market?
  • Plan your auction date carefully. Aim to avoid school holidays and long weekends, and look for a ‘clear run ’ of open-for-inspection dates in the four weeks leading up to auction day.
  • Declutter, clean, and remove rubbish. This includes a garden overhaul, painting, general repairs and high-pressure washing. This should all be done prior to the first open-for-inspection. Your Sales Agent will be able to advise you on what needs to be done and can help organise professional contractors to assist.
  • Consider interior styling. Our Agents estimate that every dollar spent on styling and preparing your property will be returned up to three-fold on auction day.
  • Invest in professional photography and videography. Drone photography is particularly important for international and out-of-town buyers to be able to pinpoint a property’s location and land size.
  • Enjoy the process. Be prepared, organised and confident that you have done everything possible to ensure the best results.
