Once a vendor decides to sell, pre-sale improvements alone typically take at least a month, before accounting for approvals, tradespeople booked out ahead of the busiest quarter of their year, and styling, photography, floorplans and copywriting that need to be scheduled in advance. Add it up, and July is genuinely the ideal moment to start.

The strongest spring results tend to go to vendors having the improvements conversation now, while there's still room to move. Rather than a full renovation, it's about pinpointing the changes that make the biggest difference to buyers and starting early enough to do them well.

Get ahead of paperwork, too. Building reports, certificates and any approvals needed for works are far easier to manage with breathing room than in the scramble of a live campaign. The same applies to bigger plans. If a larger renovation was on the wish list, it's worth an honest conversation with your agent about whether there's still time before spring, or whether energy is better spent on presentation instead.
